Relocating to Hutto and Star Ranch: A Practical Guide for Out-of-State Buyers

Commute, taxes, utilities, climate, and what Hutto actually offers (and doesn't) — everything a relocating buyer needs to evaluate Star Ranch before they fly in for a tour.

If you're considering a move to the Hutto area from elsewhere in Texas or out of state, this guide covers the practical information you need to evaluate whether Star Ranch and the surrounding community are the right fit.

Where Hutto Fits in the Austin Metro

Hutto is a city in Williamson County, approximately 30 miles northeast of downtown Austin along the I-35 and SH-130 corridors. With a 2026 population of approximately 49,948, Hutto has grown 77% since 2020 — making it one of the fastest-growing cities in the Austin metro area.

    Major Employers and Commute Considerations

Employer / Hub Distance from Star Ranch Typical Commute
Samsung Taylor campus ($17B fab) ~15–20 min east via FM 1660 / SH-130 Low traffic, easy commute
Dell Technologies (Round Rock) ~15 min west Moderate traffic on I-35
Downtown Austin ~30 min south Heavy traffic during peak hours
Domain / North Austin tech corridor ~20–25 min south Moderate to heavy traffic
Austin-Bergstrom Airport ~40 min south Variable, I-35 dependent
Hutto Megasite / TechCenter ~5–10 min Minimal (local)

Samsung and the Taylor Tech Corridor

Samsung's $17 billion semiconductor fab in Taylor is the single largest economic-development driver in the Hutto/Taylor corridor. The fab is expected to become operational in late 2026, with Tesla announced as an anchor customer. Initial employment is approximately 1,500 workers with significant expansion potential. Beyond Samsung, a 600-megawatt PowerCampus data center project (potential $10B investment) is in development, alongside the 1,455-acre Hutto Megasite industrial park.

    Cost of Living Snapshot

    • Housing: Star Ranch median ~$375K (above Hutto overall ~$335–340K, below Round Rock ~$388K and Georgetown ~$420K).
    • Property taxes: No state income tax, but rates are higher than the national average — expect 2.0–2.4% combined depending on school district.
    • Electricity: Deregulated in Texas. Hutto averages ~13¢/kWh (37% below national average). Summer bills on a 2,700 sq ft home can exceed $300.
    • Water: City of Hutto. Base ~$40.58/month covering the first 2,000 gallons.
    • Groceries: H-E-B Plus opened at Gattis School Road and SH-130. A Sprouts is expected by 2027.

    What Hutto Offers (and Doesn't)

Commercial development in Hutto has accelerated but has not yet caught up with residential growth. You'll find H-E-B Plus, pharmacies, restaurants, and basic retail — but not the dining and entertainment density of Round Rock or Austin. Residents typically drive to Round Rock or north Austin for broader variety.

    Climate and Weather

Central Texas is subtropical: hot summers, mild winters. Expect daytime temps above 95°F from June through September with occasional stretches above 100. Severe weather (thunderstorms, hail, rare ice events) does occur.

Moving from Out of State: Key Differences

    • No state income tax — offset by higher property taxes and 8.25% sales tax in most of the Hutto area.
    • Homestead exemption: file immediately after closing to reduce taxable value and cap annual increases.
    • Vehicle registration: 30 days after establishing residency.
    • Driver's license: 90 days after establishing residency.
    • Deregulated utilities: choose your electricity provider on powertochoose.org. Water and trash are City of Hutto.
    • Homeowners insurance: Texas rates are rising. Hutto-specific premiums range $885–$1,625/year.

Is Star Ranch the Right Fit for Your Relocation?

Star Ranch is a strong fit if you want an established community with mature landscaping, golf course access, proximity to Samsung Taylor or the Round Rock tech corridor, and a home at a lower price per square foot than closer-in Austin suburbs. The current buyer-favorable market and improved mortgage rates (~6.30% as of mid-April 2026) make this a particularly good window for relocation buyers.

Star Ranch is less ideal if you need walkable urban amenities, a short commute to south Austin, or immediate access to extensive dining and nightlife.
