A Guide From Someone Who Knows This Neighborhood
Most neighborhood guides are written by people who have never set foot in the neighborhood. This one is different. I specialize in Star Ranch. I've walked these fairways, shown dozens of homes here, and sat across the table from buyers trying to figure out whether Hutto ISD or Pflugerville ISD makes more sense for their family.
What Star Ranch Actually Is
Star Ranch is a 1,000-acre master-planned community at the southwest corner of Gattis School Road and SH-130, on the border of Hutto and the Austin/Pflugerville ETJ. Construction began in 2003 and continued through approximately 2023.
Seven builders contributed homes over two decades: Clark Wilson, KB Homes, Meritage Homes, Pacesetter Homes, Perry Homes, Streetman Homes, and Wilshire Homes. That variety is one of Star Ranch's defining characteristics — genuine architectural and quality diversity.
The Golf Club at Star Ranch
The organizing feature of the community is The Golf Club at Star Ranch — an 18-hole, par-71 championship course spanning 7,017 yards, designed by the Morrish brothers (Jay and Carter) with the Bechtol Russell firm. The course opened in 2001, predating the neighborhood's residential development, and was built on what was originally a working cattle ranch.
The School Zone Split — What You Must Know
Star Ranch is divided by Gattis School Road. North of Gattis School Road: Hutto Independent School District. South of Gattis School Road: Pflugerville Independent School District. This is the most important fact about this neighborhood for families.
Both districts are good options — but they're different, and they lead to different high schools, different graduation rates, and different district reputations. Before you choose a Star Ranch home based on school preference, verify the specific address assignment directly with the applicable district. I do this for every property I show.
The True Cost of Living Here
HOA: approximately $400 per year (~$33 per month). Covers community pool, amenity center, playscape, and common area upkeep. Star Ranch's HOA is low relative to the amenity package.
Property Taxes: Two rates apply. Hutto ISD addresses: 2.3608% (2024). Pflugerville ISD addresses: 2.2527% (2024). Both are down significantly from 2021 peaks. File your Texas homestead exemption immediately after closing — reduces taxable value by $100,000 for the school district portion.
Utilities: Homes range from 2003 to 2023 builds. Newer Meritage and Pacesetter builds perform significantly better on cooling costs than 2003-era builds with original systems.
The Location Story Nobody's Telling
Star Ranch's specific location at SH-130 and Gattis makes it arguably the best-positioned address in the Hutto market:
- The Domain / US-183 tech corridor: ~20 miles, ~22 minutes via SH-130
- Round Rock: ~10–12 miles, ~15 minutes
- Samsung Taylor campus: ~15 miles east — a direct shot
- Georgetown: ~18 miles northwest
- Stone Hill Town Center (HEB, Target, Costco): less than 1 mile
- SH-130 on-ramp: less than 1 minute from most addresses
