    What Star Ranch Actually Is

    Star Ranch is a master-planned community on the western edge of Hutto, Texas — technically sitting on the border of the Austin extraterritorial jurisdiction and the city of Hutto, near Pflugerville. Construction began in 2003 and continued through approximately 2023, meaning this is a fully built-out neighborhood. There is no construction noise, no builder sales office, no model homes. Just an established community with real trees, seasoned landscaping, and twenty-plus years of neighborhood identity.

    Seven builders have left their mark here: Clark Wilson, KB Homes, Meritage Homes, Pacesetter Homes, Perry Homes, Streetman Homes, and Wilshire Homes. That diversity matters more than most buyers realize. It means the neighborhood has genuine variety — architecture, quality level, price point, and lot configuration all shift section by section. A 2003 Clark Wilson build feels very different from a 2019 Meritage. Knowing which sections were built by which builders, and what that means for energy efficiency, resale trajectory, and likely repair timeline, is the kind of thing a specialist knows and a generalist doesn't.

    Home sizes range from 1,402 to 4,150 square feet, with an average around 2,700 square feet. Lot sizes run from 0.09 to 0.45 acres — genuinely varied, which means you can find both a lower-maintenance lot and a near-half-acre with meaningful outdoor space depending on what section you're looking at.

    The Golf Course: More Than a Marketing Line

    The Golf Club at Star Ranch is an 18-hole, par-71 championship course spanning 7,017 yards. It was designed by Jay and Carter Morrish with Bechtol Russell, built on a former working cattle ranch, and opened in 2001 — before the first house in the neighborhood was framed. This matters because the course was designed as a legitimate shot-maker's track, not a marketing amenity backfilled into a subdivision.

    What the golf course does to the community is something you understand better after spending time here than before. On the lots that back to the fairways, the backyard is permanent open space — maintained, manicured, and carrying the kind of long sightlines that are genuinely rare in the Austin suburbs. You cannot build over it. The view from the right golf-course lot is not a luxury amenity — it is a permanent feature of the property.

    Not all golf-view lots are equal, and this is where buyers often need guidance. A lot that technically "backs to the golf course" might face a cart path, a maintenance area, or a far fairway with no visual connection. The lots with genuine panoramic views of the playing surface — particularly along the back nine — are a meaningfully different product at a price per square foot that, in my view, does not fully reflect that difference in the current market.

    The School District Split: What You Must Know Before You Look

    This is the most important fact about Star Ranch for families, and it catches buyers off guard more often than any other single issue. Star Ranch is divided by Gattis School Road. Homes north of Gattis School Road are in Hutto Independent School District. Homes south of Gattis School Road are in Pflugerville Independent School District.

    Two streets apart in Star Ranch can mean two entirely different school districts, different high schools, and different district reputations. Most listing descriptions don't clearly state which district a specific address is in. Most buyers don't know to ask until they're already emotionally attached to a house.

    Both Hutto ISD and Pflugerville ISD are legitimate school systems with real strengths. But they are different, and your school preference may determine which half of Star Ranch you should be looking at. I verify the specific district assignment for every property I show — not just by general section, but by specific street address — before a buyer ever walks through the front door.

    Two recent developments are worth knowing before you write an offer: Hutto ISD opened Lee Martinez Elementary in fall 2025 (with a second Little Hippos Child Development Center on site), and Pflugerville ISD has proposed closing Park Crest Middle School in 2027–28 — which, if approved, would likely rezone south-of-Gattis students to Kelly Lane Middle (rated 7–8/10). Verify status directly with each district.

    One more due-diligence item: Hutto's FEMA flood maps were significantly updated in recent years, expanding the number of properties in identified flood zones.     Location: The SH-130 Advantage

    Star Ranch's position at Gattis School Road and SH-130 is one of its most underappreciated assets. From most Star Ranch addresses, you are on SH-130 in under a minute. What that means practically:

    • The Domain and US-183 tech corridor: approximately 20 miles, 20–22 minutes via SH-130
    • Round Rock: 10–12 miles, about 15 minutes
    • Samsung's Taylor campus: 15 miles east — a direct shot with no highway interchange complexity
    • Georgetown: 18 miles northwest
    • Stone Hill Town Center (HEB Plus, Target, Costco, Academy): less than one mile from the main entrance

    The Real Cost of Living in Star Ranch

    The HOA fee is approximately $400 per year — roughly $33 per month. For a community with an 18-hole championship golf course adjacent, a community pool, amenity center, and maintained common areas, this is an exceptionally low carry cost. Many newer Hutto communities charge $100–$200 per month for similar or fewer amenities.

    Property taxes: Hutto ISD addresses are assessed at 2.3608% (2024). Pflugerville ISD addresses at 2.2527% (2024). Filing a Texas homestead exemption immediately after closing reduces taxable value by $100,000 for the school district portion — this is not automatic, you must file it yourself.

    Why Buyers Are Entering the Market Now

    The current median sale price is approximately $375,000, down roughly 7% from the 2022 peak. Average days on market have stretched to around 63 days. Roughly half of homes are selling below asking price. Williamson County is projected to nearly double in population by 2050. Hutto is the 13th fastest-growing city in the United States. Buyers entering Star Ranch now are buying into a growth story at a price point that is meaningfully below where the market was two years ago.
