When buyers narrow their search to Hutto, Texas, they eventually ask some version of the same question: "How does Star Ranch compare to the other options?" The honest answer is that each of the major Hutto communities serves a different buyer profile. Picking the wrong neighborhood — even at the right price — is a mistake that shows up three years later when you're trying to sell.
This is a genuine comparison, not a pitch. I specialize in Star Ranch, but I'd rather give you an accurate picture of the market and let you make the right decision than oversell you on the wrong fit.
Star Ranch: The Golf Course Community
Star Ranch is a 1,000-acre master-planned community built around an 18-hole championship golf course, constructed between 2003 and 2023 by seven different builders. It is fully built out — no active construction, no model homes. Everything available is resale. The HOA is approximately $400 per year ($33/month). Lot sizes range from 0.09 to 0.45 acres, home sizes from 1,402 to 4,150 square feet. Mature trees and 20-plus years of established landscaping.
Best for: Buyers who prioritize established community character, low HOA fees, golf course views, lot size variety, and proximity to SH-130.
Carmel Creek: The Amenity-Forward Alternative
Carmel Creek is a fully resale community (built 2016–2022) with a resort pool, walking trails, basketball courts, a dog park, and a pavilion. Builders: Pulte, David Weekley, Highland, Lennar, M/I Homes, and Village Builders. HOA runs approximately $60/month — meaningfully higher than Star Ranch. Home sizes: 1,445–3,451 sq ft.
Best for: Buyers who want resort-style community amenities and strong resale builder names — and are comfortable with a higher monthly HOA.
Emory Crossing: The Newer-Construction Option
Emory Crossing is still in active development with Taylor Morrison and David Weekley. Construction running from 2021 to present. HOA runs $65–$85/month, the highest of these three communities. Home sizes are 1,282–2,984 sq ft — the smallest ceiling of the three — with lot sizes of 0.09–0.24 acres.
Best for: Buyers who prioritize new-construction warranties, modern floorplans, and builder incentives — and are comfortable with smaller lots and higher HOA fees.

The Bottom Line
If your priority is golf-course views, low HOA fees, large lot potential, and a fully established neighborhood with real trees — Star Ranch is the clear answer. If your priority is a newer build warranty or resort-style amenities at a slightly higher monthly carry cost, Carmel Creek or Emory Crossing deserve a look. These are not equivalent choices. They serve different lifestyles and different financial profiles.
