    Premium Lot Positions

    Golf Course Lots — Behind Greens and Doglegs

    The most sought-after positions. Views of maintained course landscape, minimal golf-ball traffic, and open-space privacy.

    Greenbelt and Open-Space Backing

    Lots backing to common-area greenbelts, drainage easements, or undeveloped open space provide rear privacy without the premium or trade-offs of golf course lots. Often underpriced relative to the lifestyle they provide.

    Cul-de-Sac Lots

    Reduced through traffic, often oversized or irregular shapes, popular with families.

    Good-Value Lot Positions

    Interior Lots Away from Major Roads

    Standard interior lots on quiet residential streets are the core of Star Ranch's housing stock. Priced at the community baseline with the most predictable ownership experience.

    Lots Near the Amenity Center and Pool

    Proximity to the community pool and amenity center is a real convenience factor, particularly for families with children.

    Lots That Require Careful Evaluation

    Golf Course Lots Near Tee Boxes

    These lots experience the most golf-ball traffic. The premium may be lower, but the trade-off is real.

    Lots Backing to I-35 or Gattis School Road

    Exposed to road noise. Typically priced below comparable interior lots — value for buyers less sensitive to noise. Visit at multiple times of day, including rush hour.

    Corner Lots

    More yard space and openness, but more visible frontage to maintain (which the HOA monitors) and potentially more traffic on two sides.

    Orientation and Sun Exposure

    In Central Texas, orientation matters for energy costs and outdoor comfort given summer temperatures regularly above 95–100°F.

    • West-facing backyards: Intense afternoon sun in summer — outdoor living can be uncomfortable from 2–7 PM, June–September. Higher cooling costs.
    • East-facing backyards: Morning sun, afternoon shade — outdoor spaces remain usable on summer evenings. Generally the most desirable orientation here.
    • North-facing backyards: Less direct sun overall — better outdoor comfort but limited for sun-loving gardens.
    • South-facing backyards: Sun all day — good for pools and gardens but increases cooling costs.

    Flood Zone Considerations by Lot

    Hutto's FEMA flood maps were significantly updated in recent years, expanding the number of properties in identified flood zones. Always check the FEMA designation for any specific property at msc.fema.gov or via the City of Hutto Floodplain Coordinator (512-759-4023).

    What Lot Position Means for Resale

    Premium lot positions tend to outperform standard lots in strong markets and hold value better in downturns — but the premium you pay at purchase has to be factored in. Standard interior lots in good condition and in the right school district are the most liquid (easiest to sell) because they appeal to the broadest buyer pool at the most accessible price point.
